April Lee County Housing Market

The April Lee County Housing Market reports showed 1,952 properties sold for just over $1 billion in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas during the month. 

The luxury market remained strong in April, with 156 properties sold at or above $1 million, up from 145 sales in March. The highest-priced sale was a waterfront home on the Gulf for $10,600,000.

Additionally, sixty percent of the top 10 sales in the county were in golf communities. Luxury golf homes were sold in Miromar Lakes, Grandezza, Bonita Bay, and Quail West, with prices ranging from $3,150,000 to $6,200,000.

Overall inventory ended the month with 14,804 properties for sale, down from 15,309 properties. Therefore, it remains a Buyer’s market. So, if you are a buyer looking for a good opportunity, now is a great time to explore your options.

April 2025 versus April 2024 Single Family Home Highlights:

  • Closed sales decreased 0.8 percent, going from 1,431 transactions to 1,419 sales.
  • Pending sales decreased 6.8 percent from 1,627 last April to 1,516 this April.
  • Inventory increased 37.4 percent to 9,697 properties for sale, compared to 7,056 homes last year.
  • New listings decreased from 1,974 to 1,924, a 2.5 percent drop.
  • Median days on market was 58 days, a 16 percent increase, versus April of 2024.
  • Inventory of single-family homes for sale ended April with a 8.7-month supply, up from a 6.2-month supply in April 2024

So, even though the inventory of single family homes fell month over month, they remain elevated. Overall, the number of single-family homes decreased from 9,997 in March to 9,697. Ultimately, the month ended with an 8.7-month supply of homes for sale, down from a 9-month supply during the prior month.

The median sales price decreased slightly compared to the previous month. It fell from $395,000 in March to $390,000 in April. Additionally, it was down slightly from $425,000 during the same time last year. Please note that prices may vary by neighborhood. A key factor is the available inventory within the neighborhood. As inventory increases, prices tend to decrease, giving buyers more opportunities.

Furthermore, the number of days from listing a home to contract remained unchanged from the previous two months at 58 days. Ultimately, due to the current inventory levels, it’s crucial to price your home competitively from the outset if you’re considering selling.

April 2025 versus April 2024 Condo Highlights:

  • Condo sales decreased from 610 to 533, or a 12.6 percent decline.
  • Pending sales decreased 13.1  percent from 573 last April to 498 this April.
  • Inventory increased 38.5 percent up to 5,107 condos for sale compared to the prior April when there were only 3,668 units for sale.
  • New listings decreased from 852 down to 752, which was a 11.7 percent decrease.
  • The median days to contract was 74 days, representing a 42.3 percent increase versus April 2024
  • Condo inventory ended April with a 14.3-month supply of properties available for sale, a 72.3 percent increase over the previous year.

Overall, inventory decreased by 3.9 percent compared to March, representing a net reduction of 205 condos for sale.

Ultimately, Lee County finished the month with a 14.3-month supply of condos for sale, down from a 14.6-month supply during the prior month. Therefore, it remains a buyer’s market. As such, if you are a seller, you should assess the other properties available to ensure you align with the current market value.

Similar to the single-family home market, the days on market increased month-over-month from 71 days in March to 74 days in April. Additionally, the days on the market were well above last year’s average of 52 days for a property to go to contract. Ultimately, the DOM is still well below the traditional 120 days for a property to contract.

Also, the median condo price concluded the month at $302,000, up from the prior month’s $295,000. However, it was down from $339,700 compared to the preceding year. As long as inventory levels remain well above normal, the market will likely remain a buyer’s market for the foreseeable future.

Finally, 67.7 percent of condo transactions were cash sales, down from 68.3 percent during the previous month. Therefore, if you are financing your condo purchase, be aware that you will still be competing with many cash buyers.
