The Lee County April housing update showed there was more than $1.387 Billion in properties closed during April, up from $629 Million last year. Similar to the first quarter of the year, pending sales for both single family homes and condos showed significant increases over the same time last year.
Due to the significant increases in closed and pending sales, inventory remains a challenge. The number of Lee County homes for sale fell more than 70 percent versus April of last year. Property prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

On a positive note, new listings increased a little more than 87 percent over the same period last year. The increase in the number of properties coming to market is encouraging and gives buyers more options.
