The current Naples December real estate recap for the area showed 1,074 properties sold for just over $1.1 Billion! The highest priced property sold for $49,500,000 in Port Royal. And, the luxury market remained strong as evident by the 234 properties sold at or above $1 Million.
Ultimately, the demand for the Naples lifestyle resulted in a record setting year. Overall, closed sales increased 52 percent compared to the prior year with a total of $17 Billion in home sales. In all, there were 487,677 showings and 15,523 closed sales throughout 2021.
Due to the high buyer demand, we ended the year with the lowest number of homes available for sale on record with just 1,042 compared to 4,462 properties at the end of 2020. And the limited availability drove the median home price up from $370,000 to $445,000 and the average sales price rose from $688,091 to $807,695.
So what do we expect for 2022? We continue to see reports from experts saying price growth will slow, however, it will not decrease. In fact, the Wall Street Journal and Realtor.com just released their annul Emerging Housing Markets Index and the west coast of dominated the list. Three of the Top 10 emerging housing markets are on Florida’s Gulf Coast:
Lifestyle changes continue to drive buyers to destination lifestyle markets such as these emerging markets along the Gulf of Mexico. The Naples Golf Guy Team covers Naples, Marco Island, Bonita Springs, Estero, Fort Myers, Venice, Bradenton and Sarasota.
It was another active month for real estate in the Naples area. Once again, the limited inventory coupled with the high demand drove home prices up during the month. The median price of a home sold rose 26 percent over December of 2020 and up from 22.4 percent in November. The average days on market increased slightly compared to November going from 24 days to 27 days.
As you can see by the latest statistics, demand for living the good life in paradise has people relocating from all across the United States, Canada and Europe. As people look for an active outdoor lifestyle, the Gulf Coast of Florida and many of the communities offer a wide array of amenities such as Golf, Pickleball, Tennis, Bocce Ball, Fitness Center, Beach Access and an active social calendar.
Additionally, our tax-friendly policies and excellent healthcare are icing on the cake!
Bottom line? If you are buying a home in our area you’ll need to move quickly if a property presents itself. Be prepared to submit an offer within hours not days. We continue to see the best properties go to contract within 24-48 hours with multiple offers above list price.
