Naples Real Estate Market September 2026: Inventory Drops 17% as Winter Season Approaches

Naples Real Estate Market September 2026: Fewer Homes for Sale, Stronger Sales and a Changing Market Heading Into Season

If you’ve been following the national real estate headlines, you might expect to arrive in Naples this winter and find an abundance of homes for sale and sellers eager to negotiate.

But the latest Naples real estate statistics tell a different story.

According to the September 2026 market report from the Naples Area Board of REALTORS® (NABOR®), housing inventory declined 17.3% compared to September 2025, while closed sales increased 2.5% and the median closed price rose 4.5% to $575,000.

Even more interesting is what happened between August and September.

New listings jumped more than 35% month over month, suggesting sellers are beginning to position their properties for the upcoming winter season. Yet despite that increase, Naples still has substantially fewer homes available than it did a year ago.

For buyers and sellers, that creates an interesting dynamic.

There are opportunities to negotiate, but the amount of leverage depends heavily on the neighborhood, price range, property condition and available competition.

And for buyers searching for a home in a Naples golf community, the market can be even more specialized.

Naples Golf Community Buyers Face a Different Inventory Challenge

Naples ended September with 4,240 properties for sale, but buyers searching for a golf community home have a much smaller selection.

Once you narrow the search by community, price, floor plan, views, and amenities, available inventory can become surprisingly limited. Add golf membership requirements, and the choices may shrink even further.

In some private equity clubs, homes are available while full golf memberships have waiting lists. Other properties occasionally offer transferable memberships that allow buyers to bypass the wait. Bundled golf communities have different considerations, including whether every home includes golf privileges.

And membership availability is only part of the equation. Tee-time access, the number of golf members, course quality, and club amenities all influence the experience.

That’s why Naples-wide inventory statistics don’t always reflect conditions within individual golf communities. Understanding those differences is essential to finding the right home and golf lifestyle.

Naples Real Estate Market September 2026: At a Glance

Here are the key September statistics from NABOR®:

September 2026
Naples Market At A Glance
Market Measure September 2026 Change From September 2025
Closed sales 623 Up 2.5%
Median closed price $575,000 Up 4.5%
New listings 1,073 Up 4.8%
Pending sales 702 Down 6.8%
Properties for sale 4,240 Down 17.3%
Months of supply 5.5 Down from 7.8 months
Days on market until sale 99 Down 7.5%
Average share of current list price received 94.8% Up from 93.9%

Several trends stand out.

Inventory is considerably lower than last year. More properties are selling. Homes are spending less time on the market. Sellers are also receiving a slightly higher percentage of their most recent asking price.

However, pending sales declined 6.8%, reminding us that the market isn’t moving in one direction across every measurement.

The takeaway: Naples is becoming a more competitive market in terms of available inventory, but buyers remain selective about value.

Naples Luxury Real Estate: $833 Million in September Sales Led by Coastal Properties

Naples luxury real estate continues to demonstrate the importance of location, with more than $833 million in total residential sales during September 2026.

Of those transactions, 166 properties sold for more than $1 million, highlighting continued activity in the upper end of the market.

The month’s most remarkable transaction was a $62.5 million sale in Olde Naples. The property, situated on approximately three acres directly on the Gulf, was purchased for its land value, with the existing home slated for demolition.

And here’s a statistic that really stands out: 100% of the top 10 highest-priced sales in September were located west of US-41 in Naples’ coastal region.

Location, location, location!

While coastal properties dominated September’s highest-priced transactions, luxury golf communities represent another important segment of the Naples market.

Buyers considering Grey Oaks, Mediterra, Quail West, Talis Park and other private golf communities often place significant value on championship golf, club amenities, privacy and membership availability.

The takeaway? Naples luxury buyers are still willing to invest substantial amounts in exceptional properties. Whether that means Gulf-front land in Olde Naples or a home in an exclusive golf community, location, lifestyle and limited availability continue to influence purchasing decisions.

Naples Real Estate Market Report September 2026

What Changed Between August and September 2026

Looking at September in isolation doesn’t tell the entire story.

In our August 2026 Naples Real Estate Market Report, we highlighted declining inventory, improving sales activity and the disconnect between national housing headlines and conditions in Naples.

September’s statistics reinforce much of that trend while revealing an important seasonal development.

August vs. September Naples Real Estate Statistics

August vs. September
Naples Real Estate Statistics
Market Indicator August 2026 September 2026
Active Inventory 4,093 4,240
New Listings 792 1,073
Closed Sales 622 623
Median Closed Price $575,000 $575,000
Days on Market 99 99
Months of Supply 5.4 5.5

The most significant change was the increase in new listings.

Naples recorded 1,073 new listings in September, compared with 792 in August—a 35.5% month-over-month increase.

Active inventory also increased modestly, rising 3.6%.

Meanwhile, closed sales, the median price and average days on market remained essentially unchanged.

This is an important distinction for buyers.

Inventory isn’t declining every month. New properties are coming onto the market, giving buyers additional choices.

But because overall inventory remains 17.3% below September 2025, the market is entering the winter selling season with considerably less available supply than a year ago.

For buyers who have been waiting for more options, the increase in September listings is encouraging.

For sellers, it means additional competition may be arriving just as seasonal demand begins to build.

Naples Single-Family Home Sales: Higher Prices and Less Inventory

The single-family home market showed continued strength during September.

A total of 332 single-family homes sold, an increase of 2.5% compared with September 2025.

The median closed price rose 3.1% to $747,500, while the average sale price increased substantially to approximately $1.68 million.

That difference between median and average prices is worth noting.

The median represents the midpoint of all sales and is generally less affected by exceptionally expensive transactions. The average can move considerably when more high-end properties close during a particular month.

One of the more interesting developments was the 14.5% increase in new single-family listings.

Sellers are bringing more homes to market, but available inventory remains nearly 17% below last year’s level.

For buyers looking at single-family homes in Naples golf communities, that can be especially relevant.

A buyer considering Grey Oaks, Mediterra, TwinEagles or another private golf community may have very few comparable homes to choose from within a particular neighborhood and price range.

The availability of a golf membership can narrow those choices even further.

Naples Condo Market: Sales Rise While Median Prices Decline

The condominium market told a somewhat different story in September.

Closed sales increased 2.5% to 291 transactions, and inventory declined 17.9% compared with a year ago.

However, the median closed price fell 2.4% to $400,000.

The decline in pending condominium sales is particularly noteworthy.

Pending transactions fell 15.8% compared with September 2025, suggesting that buyers may be taking a more cautious approach in this segment.

Yet year-to-date condominium sales are up 20.1%, demonstrating that overall transaction activity has improved substantially during 2026.

The condominium market is also difficult to characterize with a single statistic.

A renovated condominium in a desirable golf community with attractive amenities may appeal to a very different buyer than an older coastal building facing significant maintenance expenses or assessments.

Insurance costs, association fees, reserve requirements, property condition and location all influence purchasing decisions.

For golf community buyers, membership privileges and course access add another important consideration.

The overall Naples condo median may be down 2.4%, but that doesn’t mean every condominium community has experienced the same price movement.

Top Naples Golf Community Sales: Why Individual Transactions Matter

Naples luxury golf community real estate continued to attract buyers in September, with several impressive sales across the area’s most desirable communities.

Pelican Bay led the way with an $8.75 million sale in Pelican Bay Woods, followed closely by an $8.6 million transaction in Georgetown. Quail West also had a strong showing, accounting for three of the month’s top 10 transactions, including two sales exceeding $6.8 million.

Other notable sales included a $3.7 million home in Esplanade Golf & Country Club and a $3.25 million home in Mediterra.

Interestingly, three of the top 10 properties sold for 100% of their asking price, while the remaining transactions closed between 86% and 98% of list price.

These sales reinforce an important point about Naples luxury real estate: buyers are willing to pay a premium for desirable properties, but pricing and negotiation still matter.

For golf community buyers, there’s another important consideration beyond the home itself. Golf membership availability, club amenities, location and the overall lifestyle can significantly influence purchasing decisions.

The takeaway: Naples luxury buyers continue to invest in desirable communities, but the difference between paying full asking price and negotiating a substantial discount reinforces why understanding individual community market conditions matters.

What Does the September Naples Market Mean for Buyers?

Home Buying Naples FL

Naples buyers still have opportunities to negotiate, particularly on homes that have been on the market longer, need updating or face significant competition.

However, with inventory down 17.3% year over year and sales activity improving, buyers shouldn’t assume every seller is motivated to discount their property.

For golf community buyers, membership availability can be just as important as price. Homes offering immediate golf privileges or transferable memberships may attract greater interest, especially as seasonal buyers return.

The key is understanding the individual community, comparable sales and membership options before making an offer.

What Does the September Market Mean for Sellers?

home sellers

Declining inventory is encouraging for Naples sellers, but competitive pricing remains essential.

In September, sellers received an average of 94.8% of their most recent asking price, while the average time to sell declined to 99 days.

As new listings increase ahead of winter season, properly priced homes with professional photography and effective marketing will be better positioned to attract buyers.

For golf community sellers, highlighting immediate golf access, transferable memberships and desirable club amenities can help distinguish a property from the competition.

The takeaway: Lower inventory creates opportunities, but pricing, presentation and a clear understanding of your community’s market remain critical to a successful sale.

Frequently Asked Questions About the September 2026 Naples Market

FAQ - Frequently Asked Questions

Sales activity has improved compared with 2025. Through September, closed sales increased 15.1% year over year, while pending sales rose 19%. Yes. Some bundled golf communities include golf privileges with the property, while select homes in private equity communities may offer transferable memberships or other opportunities for immediate access. Availability varies by community and individual property. Buyers should evaluate the membership structure alongside the home before making a purchase.

Final Thoughts: Naples Heads Into Winter With Less Inventory

Top Real Estate Team - Naples Golf Guy Team

The September 2026 Naples real estate statistics reinforce a trend we’ve watched all year.

More homes are selling, overall inventory is significantly lower than a year ago, and the market is entering the winter season with fewer available properties.

At the same time, the increase in September new listings suggests sellers are beginning to prepare for the return of seasonal buyers.

That creates opportunities on both sides of the transaction.

Buyers may see more properties become available, but desirable homes in sought-after neighborhoods and golf communities can still be difficult to find.

Sellers benefit from lower year-over-year inventory, but competitive pricing and effective marketing remain essential.

For anyone considering a move to a Naples golf community, these numbers offer another important lesson.

The house is only part of the decision.
