Naples Real Estate Market July 2026: Sales Jump 14.5% as Inventory Falls 21%

Naples Real Estate Market Report July 2026 | Sales Jump 14.5% as Inventory Falls 21%

The Naples real estate market strengthened in July 2026, with substantially more homes changing hands even as buyers had fewer properties to choose from.

Closed sales increased 14.5% year over year to 733 transactions, while the overall median closed price rose 2.6% to $590,000. At the same time, available inventory dropped 21% to 4,415 properties, pushing the months supply of inventory down to just 5.8 months.

Perhaps even more telling, more than $950 million in Naples real estate closed during July, including 209 transactions above $1 million.

The numbers point to a market that remains active and increasingly balanced—but the story varies considerably depending on whether you are looking at single-family homes, condos, waterfront estates, or Naples golf communities.

Naples Real Estate Market July 2026: Key Takeaways

Here are some of the most important numbers from July:

  • 733 closed sales, up 14.5%
  • $590,000 median closed price, up 2.6%
  • 4,415 properties for sale, down 21%
  • 5.8 months of inventory, down from 8.7 months last July
  • 916 new listings, up 8.1%
  • 762 pending sales, down 5.6%
  • 108 days on market, up 6.9%
  • 94.4% of current list price received
  • More than $950 million in total sales volume
  • 209 properties sold for $1 million or more

The increase in new listings gave buyers additional choices during July, but stronger sales activity continued absorbing available properties. Despite 916 homes entering the market, overall inventory remained 21% below July 2025 levels.

Naples Luxury Real Estate: $41.18 Million Port Royal Sale Leads the Market

Luxury real estate continued to play an outsized role in the Naples housing market during July.

Of the more than $950 million in residential sales, 209 transactions closed for $1 million or more.

At the very top of the market, a spectacular waterfront estate in Port Royal sold for $41.18 million, making it the highest-priced residential sale of the month.

Even more noteworthy, all 10 of July’s highest-priced Naples home sales occurred in premier coastal neighborhoods—Port Royal, Old Naples and Aqualane Shores.

That concentration illustrates the continued strength of Naples’ ultra-luxury coastal market. Buyers seeking exceptional waterfront locations continue to place a significant premium on Gulf access, proximity to downtown Naples, new or extensively renovated homes, and the lifestyle associated with Naples’ most prestigious neighborhoods.

The broader Naples Beach market reflected that activity as well. Single-family closed sales in the Naples Beach area increased 37.5% year over year, while the median single-family sales price reached $2.5 million, a 31.6% increase compared with July 2025.

Sales Are Rising While Inventory Continues Falling

One of the most important trends for buyers and sellers is the relationship between sales and available inventory.

In July:

  • Closed sales increased 14.5%
  • New listings increased 8.1%
  • Inventory decreased 21%
  • Months of supply decreased 33.3%

Naples had 5,586 properties available for sale in July 2025. One year later, that number had fallen to 4,415. Months of supply declined from 8.7 months to 5.8 months.

In other words, new properties are coming onto the market, but buyers are purchasing homes fast enough that total available inventory remains significantly below last year’s level.

That is an important shift from the rising-inventory environment Naples experienced previously.

Naples Single-Family Home Market Shows Significant Strength

The Naples single-family home market was one of July’s strongest segments.

The combination of double-digit growth in both sales and median price alongside a 20.3% decline in inventory stands out.

Single-family homes also continue to outperform on a year-to-date basis. Through July, 2,965 single-family homes had sold, an 11.6% increase from 2025, while the year-to-date median price increased 5.4% to $775,000.

For buyers targeting Naples golf communities, luxury neighborhoods, and newer single-family homes, desirable properties may have considerably more competition than the headline days-on-market figure suggests.

Naples Condo Market: More Sales, Lower Median Price

The Naples condo market tells a different story—and creates opportunities for buyers.

Sales volume increased sharply even though the median price declined.

That combination suggests buyers are responding to opportunities within the condo market. Condo sales are up, inventory is down substantially, but buyers remain price sensitive and willing to take their time before committing.

Year to date, the trend is even more notable: 3,013 condos have sold through July, up 24.6% from the same period in 2025, despite the year-to-date median price declining 4.3%.

For buyers who have been waiting for opportunities in Naples condominiums, this is a segment worth watching closely.

Naples Golf Community Real Estate: July's Top 10 Sales

Luxury golf community real estate remained active during July, with high-end sales occurring across several of Naples’ premier private golf communities.

Top 10 Luxury Golf Community Sales

Sold Price Golf Community Property Type % of List Price
$7,600,000 Pelican Bay Condo 95%
$6,300,000 Pelican Bay Single-Family Home 90%

$4,170,000 Grey Oaks Single-Family Home 95%
$4,000,000 Tiburon Single-Family Home 93%
$3,950,000 Mediterra Single-Family Home 94%

One sale particularly stands out: an estate in Wyndemere sold for $4.5 million after being listed for $4.4 million—and went under contract after only six days on the market.

July’s luxury golf community sales reinforce an important point: the best opportunities are not limited to one community or one membership structure. High-end buyers continue to purchase in bundled, equity and optional-membership communities depending on the combination of golf, home, location and lifestyle they are seeking.

And with golf membership waitlists still a factor at several Naples clubs, buyers need to evaluate the home and golf membership simultaneously. A property offering immediate or transferable golf privileges can have a very different value proposition from a similar home where the buyer must join a lengthy golf waitlist.

North Naples Was Another July Standout

Naples Real Estate Market Report July 2026 - single family homes

North Naples posted particularly strong activity during July.

Single-family home sales increased 11.1%, while the median closed price jumped 46.2% to $1,132,500. Inventory fell 22% and months of supply dropped to only 4.4 months.

The North Naples condo market also experienced a surge in activity, with 98 sales—a 40% increase from July 2025. At the same time, condo inventory declined 24.4%.

Those figures are particularly relevant to golf community buyers because North Naples includes several of the area’s most desirable private golf and country club communities.

Buyers Are Taking Longer—But They Are Still Buying

Naples Real Estate Market Report July 2026 - condos

One statistic that could easily be misinterpreted is days on market.

The average property took 108 days to sell in July, compared with 101 days last year, an increase of 6.9%.

At first glance, that could suggest weakening demand.

But closed sales simultaneously increased 14.5%, while inventory declined 21%.

The more likely takeaway is that today’s buyers are more deliberate rather than absent. They are comparing properties, evaluating condition and pricing, and negotiating before moving forward.

For sellers, this means pricing and presentation matter. Buyers are active, but they are less inclined to overpay for a property simply because it is available.

What Does the July 2026 Naples Market Mean for Buyers?

home buyers

For buyers considering Naples real estate, July’s numbers send a mixed—but important—message.

You still have negotiating opportunities, particularly with properties that have been on the market for an extended period or require updating. But the overall number of homes available for sale is substantially lower than it was one year ago.

Buyers should keep several factors in mind:

  • Inventory is 21% lower than last year.
  • Single-family home prices increased significantly in July.
  • Condo buyers may find more pricing opportunities despite rising transaction volume.
  • Desirable updated homes can move considerably faster than the overall market average.
  • Golf community buyers should investigate membership availability before making an offer.
  • Immediate and transferable golf memberships can materially affect a property’s desirability.

Waiting for dramatically lower prices could mean having fewer properties to choose from if inventory continues tightening.

What Does the July Market Mean for Sellers?

home sellers

Sellers should also be encouraged by July’s numbers—but pricing remains critical.

Homes sold for an average of approximately 94.4% of their current asking price, and the overall median sales price increased 2.6%.

However, buyers have become more selective. Properties that are updated, well presented and properly priced are positioned to capture the strongest interest.

The fact that there were 970 price reductions in July, despite strong overall sales activity, demonstrates why starting with the right pricing strategy matters.

Overpricing can cost valuable market time, particularly when buyers have access to extensive sales data and can quickly compare competing properties.

Final Thoughts: Naples Heads Toward Season With Less Inventory

Top Real Estate Team - Naples Golf Guy Team

July’s numbers reinforce an important change taking place in the Naples real estate market in 2026.

Sales aren’t simply holding steady—they are increasing.

At the same time, inventory has contracted considerably. There were 21% fewer homes for sale than a year ago, and months of supply declined by one-third. Yet buyers remain selective enough that the average property is taking longer to sell.

That creates a market where broad labels such as “buyer’s market” or “seller’s market” don’t tell the whole story.

The strongest properties—particularly well-positioned luxury homes, waterfront estates and desirable golf community homes—can behave very differently from the overall market.

For buyers, success increasingly depends on identifying the right opportunities quickly and understanding the nuances of individual neighborhoods and golf memberships.

For sellers, accurate pricing, presentation and a strong marketing strategy remain critical.

And for anyone considering a Naples golf community, the decision extends well beyond the house. Golf membership availability, initiation fees, waitlists, tee-time access, amenities and lifestyle fit can be every bit as important as the property itself.

Thinking about buying or selling in Naples? Let the Naples Golf Guy Team help you navigate the market and find the community, club and home that best fit your lifestyle.
