Sarasota home sales continued to climb in July as inventory tightened, prices increased, and luxury real estate activity accelerated across Sarasota County.
The Sarasota real estate market remained active in July 2026, with year-over-year gains in closed sales for both single-family homes and condominiums. At the same time, available inventory continued to decline, giving buyers fewer choices than they had one year ago.
Single-family home sales increased 2.9% year over year, while condo and townhome sales jumped 33.1%. Prices also moved higher in both segments, with the median single-family home price rising to $493,500 and the median condo price increasing to $340,000.
Perhaps the most significant trend, however, is inventory. Sarasota County ended July with 23.4% fewer single-family homes for sale than one year ago, while condo inventory declined 10.9%.
For buyers searching for a waterfront estate, Sarasota golf community home, downtown condominium, or maintenance-free residence, the market is becoming increasingly competitive for desirable, well-priced properties.
Sarasota’s luxury market was one of July’s biggest stories.

Luxury condominiums also experienced an exceptional month. 41 condos and townhomes sold for $1 million or more, compared with just 12 during July 2025—a 241.7% year-over-year increase.
At the very top of the market, the highest-priced sale of July was a spectacular Gulf-front estate in Harbor Acres that sold for $17 million. Waterfront living dominated Sarasota’s ultra-luxury market: 100% of the Top 10 highest-priced sales were waterfront properties in coastal areas. This concentration underscores the continued premium buyers place on direct water access, Gulf and bay views, and Sarasota’s most desirable coastal locations.
That higher-end activity contributed to a substantial increase in overall market volume. Single-family dollar volume reached $568.6 million, up 14.8%, while condo and townhome dollar volume climbed to $194.1 million, an increase of 116.5%.
Sarasota continues to appeal to affluent buyers seeking waterfront living, beaches, boating, championship golf, cultural amenities, dining, and year-round recreation.
While Sarasota’s coastal communities remain an important part of the luxury market, its premier golf communities offer another compelling lifestyle option. Communities such as Lakewood Ranch Golf & Country Club, The Founders Club, Laurel Oak Country Club, The Oaks Club, and The Concession combine luxury real estate with private golf, club amenities, and active social lifestyles.
The Sarasota single-family home market continued tightening in July.
Although closed sales posted a relatively modest 2.9% year-over-year increase, several other indicators point to strengthening market conditions. The median sale price increased 5%, pending sales rose 6.6%, and homes that ultimately sold went under contract faster than they did one year ago.
Most importantly, active inventory declined 23.4%, pushing months of supply down from 5.6 months in July 2025 to just 3.9 months.
That leaves Sarasota’s single-family market firmly tilted toward sellers, particularly for appropriately priced homes in desirable neighborhoods, waterfront locations, and sought-after golf communities.
July’s condominium numbers represent a notable shift from earlier in the year.
Closed sales surged 33.1%, while pending sales increased 27.7%. At the same time, new listings declined 5.3%, helping reduce active inventory by nearly 11%.
Months of supply dropped from 7.5 months in July 2025 to 5.6 months in July 2026, bringing the condo market close to the level generally associated with a balanced housing market.
Prices also strengthened. The median condo sale price increased 13.3% to $340,000, while the average sale price jumped 62.7%, reflecting the unusually strong activity in Sarasota’s luxury condominium market.
One important distinction remains: condos are taking longer to sell. Median time to contract increased to 92 days, compared with 72 days last July. Buyers therefore still have negotiating opportunities, particularly with properties that have been on the market for an extended period.

Inventory may be the most important Sarasota housing market trend to watch.

This is particularly significant because buyers had substantially more choices just one year ago.
If inventory continues declining while buyer activity remains healthy, competition for the area’s most desirable properties could increase.
Condo and townhome sales increased 33.1% year over year, making July another strong month for this segment.
Pending sales were also up 27.7%, suggesting buyer interest remained healthy heading into the remainder of the summer.
At the same time, new listings fell 5.3%.
The combination of rising sales, stronger pending activity, fewer new listings, and declining inventory is worth watching closely as we move toward the fall market.
Unlike June, when single-family and condominium prices were moving in opposite directions, July brought year-over-year price gains in both categories.

The average single-family sale price also increased 11.6% to $764,307, while the condo average climbed 62.7% to $610,513.
The large increase in average condo pricing should be viewed alongside July’s surge in million-dollar condo sales, which significantly influenced the mix of properties sold during the month.
Luxury real estate continues to play an outsized role in Sarasota’s housing market.
A total of 121 single-family homes sold for $1 million or more during July, up 39.1% from the previous year.
Even more striking was the condominium market, where 41 properties closed above $1 million, representing a 241.7% year-over-year increase.
Luxury buyers continue to place a premium on location and lifestyle—whether that means Gulf and bay views, boating access, proximity to downtown Sarasota, or membership in one of the area’s premier private golf communities.
The median time to contract for a Sarasota single-family home declined from 63 days to 52 days, a 17.5% improvement from last July.
Median time to sale also dropped from 105 days to 93 days.
That trend, combined with declining inventory and rising prices, reinforces the importance of being prepared when the right property becomes available.
The condo market is different. Condominiums took a median 92 days to go under contract, meaning buyers may have more time and negotiating leverage in this segment despite the recent increase in sales.
