The Lee County real estate market gained significant momentum in July 2026, with closed sales climbing sharply, pending sales remaining strong, and available inventory continuing to decline.
The latest Florida Realtors® data shows year-over-year gains in sales activity and dollar volume across both single-family homes and condos, while the supply of homes for sale tightened considerably.
For buyers and sellers throughout Fort Myers, Bonita Springs, Estero, and Lee County’s premier golf communities, July’s numbers point to an increasingly active market—but one where property type, location, condition, and pricing continue to make a significant difference.

The combination of rising sales and falling inventory suggests buyer activity remains healthy as Southwest Florida moves through the second half of 2026.
July’s single-family numbers point to a market with considerably stronger transaction activity than a year ago.
Closed sales increased 13.0%, while new pending sales rose 13.7%. At the same time, active inventory fell 18.1%, reducing the months supply from 7.4 months a year ago to 5.5 months.
Pricing also remained resilient. The median sale price increased to $385,000, while the average sale price jumped more than 10% to $532,577.
That gap between median and average price growth is consistent with meaningful activity at the upper end of the Lee County housing market.
The condo market continues to tell two important stories.
First, buyer activity has strengthened considerably. Closed sales increased 26.4% and pending sales rose 15.5% compared with July 2025.
Second, buyers remain selective.
The median sale price was essentially unchanged at $260,000, and the median property took 112 days to go under contract. Sellers received a median 89.5% of their original asking price.
However, average sale prices rose 9.1%, suggesting higher-priced condo transactions continued to have a meaningful impact on the market.

Lee County’s luxury market delivered another active month in July.
Waterfront living also dominated the very top of the luxury market, with 80% of Lee County’s top 10 residential sales in July located on the waterfront. That concentration underscores the continued premium buyers place on Gulf, bay, river, canal, and other waterfront properties at the highest end of the market.
Florida Realtors® reported 102 residential sales of $1 million or more, consisting of:
Single-family sales of $1 million or more increased 38.1% year over year.
Activity was particularly noteworthy further up the price spectrum. Among single-family homes, July included 10 sales between $3 million and $4.999 million, four between $5 million and $9.999 million, and one sale at $10 million or more.
The condo market also recorded ultra-luxury activity, including one transaction between $5 million and $9.999 million and another at $10 million or more.
Lee County’s golf and club communities continued attracting luxury buyers in July, with several multimillion-dollar transactions.

The standout transaction was a penthouse at The Ritz-Carlton Residences, Estero Bay in Saltleaf, which sold for more than $13.6 million.
Saltleaf also produced the second-highest golf-community transaction in the data at $8.47 million.
Beyond Saltleaf, luxury buyers were active across several of Southwest Florida’s premier golf communities, including Miromar Lakes, Quail West, Shadow Wood, Bonita Bay, and Grandezza.
