The Lee County housing market showed a mix of gains and adjustments in September 2025, with both single-family homes and condos/townhomes experiencing notable year-over-year shifts. According to the latest data from Florida Realtors, the market remains active — with more closed sales, slightly lower median prices, and expanding inventory across the region.
Overall, 1,437 properties sold for $692 million in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas during the month.
The luxury market picked up in September, with 81 properties sold at or above $1 million, a notable increase from 66 sales in August. The highest-priced sale was a single-family waterfront home on Bonita Beach, which sold for $14.3 million.
Additionally, fourty percent of the top 10 sales in the county were in golf communities. Luxury golf homes were sold in Quail West, West Bay, and Miromar Lakes, with prices ranging from $2,700,000 to $2,800,000.
Overall inventory ended the month with 11,076 properties for sale, down from 11,286 properties during the prior month. Ultimately, it remains a Buyer’s market. So, if you are looking for a good opportunity to buy a property, now is a great time to explore your options.

More homes are taking slightly longer to sell, with the median time to contract rising to 67 days (up 17.5%). The median percent of original list price received dipped to 93.5%, suggesting buyers have regained some negotiating power.
Active listings jumped 12.9%, with 7,551 single-family homes on the market. This increase pushed the months’ supply of inventory to 6.7 months, up from 5.8 — a sign that the market is transitioning toward greater balance.

Time on market lengthened modestly, with a median of 100 days to contract and 136 days to sale. Inventory rose 6.5%, reaching 3,525 active listings, equal to 9.7 months of supply — indicating a more buyer-friendly environment for those shopping for Lee County condos.
