June Lee County Housing Market

The June Lee County Housing Market reports showed 1,732 properties sold for $837 million in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas during the month. 

The luxury market slowed in June, with just 104 properties sold at or above $1 million, down notably from 145 sales in May. The highest-priced sale was a waterfront home on Captiva Island for $7,900,000.

Additionally, seventy percent of the top 10 sales in the county were in golf communities. Luxury golf homes were sold in Miromar Lakes, Mediterra, The Sanctuary, The Colony and Quail West, with prices ranging from $2,700,000 to $4,850,000.

Overall inventory ended the month with 13,088 properties for sale, down from 13,981 properties during the prior month. Ultimately, it remains a Buyer’s market. So, if you are looking for a good opportunity to buy a property, now is a great time to explore your options.

  • Pending Sales: 1,589 (▲ 5.6% YoY)
  • New Listings: 1,604 (▲ 2.4% YoY)
  • Inventory (Active Listings): 8,837 (▲ 28.3% YoY)
  • Median Sale Price: $380,000 (▼ 5.0% YoY)
  • Average Sale Price: $522,937 (▼ 4.1% YoY)
  • Median Time to Contract: 66 Days (▲ 24.5% YoY)
  • Months’ Supply of Inventory: 7.9 months (▲ 31.7% YoY)

The latest June 2025 data for single-family homes in Lee County reveals a shifting market that both buyers and sellers should watch closely. While closed sales are up 13.2% and pending sales have increased, indicating continued buyer interest, median and average sale prices have declined (down 5.0% and 4.1%, respectively). At the same time, inventory has surged by 28.3%, pushing months’ supply to 7.9, well above a balanced market.

For buyers, this means more choices and potentially better negotiating power. Sellers, however, should be aware that longer time on market and price sensitivity are becoming the norm—pricing competitively and ensuring strong property presentation will be key to standing out.

  • Closed Sales: 382 (▲ 3.2% YoY)
  • Pending Sales: 373 (▲ 18.0% YoY)
  • New Listings: 463 (▼ 10.1% YoY)
  • Inventory (Active Listings): 4,251 (▲ 21.1% YoY)
  • Median Sale Price: $270,000 (▼ 22.5% YoY)
  • Average Sale Price: $345,107 (▼ 16.7% YoY)
  • Median Time to Contract: 81 Days (▲ 22.7% YoY)
  • Months’ Supply of Inventory: 12.0 months (▲ 44.6% YoY)

Lee County’s condo and townhouse market in June 2025 shows signs of a cooling trend, creating new dynamics for both buyers and sellers. Although closed and pending sales have increased, suggesting steady buyer interest, prices have dropped significantly. Furthermore, the median sale price has decreased by 22.5%, and the average sale price has fallen by 16.7% year-over-year. Meanwhile, inventory continues to rise, with a 12-month supply signaling a strong shift toward a buyer’s market.

For buyers, this means more choices, increased negotiating power, and the potential to secure properties at values not seen in recent years. Sellers, however, will need to adjust expectations: pricing competitively and preparing properties thoughtfully will be crucial to stand out and attract serious buyers in this more saturated, price-sensitive environment.
