March Lee County Housing Market

The March Lee County Housing Market reports showed 1,897 properties sold for $995 million in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas during the month. 

The luxury market remained strong in March, with 145 properties sold at or above $1 million, up from 101 sales in February. The highest-priced sale was a luxury golf home in Mediterra for $13,250,000.

Additionally, seventy percent of the top 10 sales in the county were in golf communities. Luxury golf homes were sold in Miromar Lakes, Gulf Harbour Yacht and Country Club, Bonita Bay, and Mediterra, with prices ranging from $3,600,000 to $13,250,000.

Overall inventory rose to 15,309, an 8.7-month supply of homes for sale, which is a Buyer’s market. If you are a buyer looking for a good opportunity, now is a great time to explore your options.

March 2025 versus March 2024 Single Family Home Highlights:

  • Closed sales decreased 3.9 percent, going from 1,439 transactions to 1,387 sales.
  • Pending sales decreased 8.6 percent from 1,666 last March to 1,617 this March.
  • Inventory increased 35.5 percent to 9,997 properties for sale, compared to 7,367 homes last year.
  • New listings increased from 2,040 to 2,217, an 8.7 percent jump.
  • Median days on market was 58 days, a 3.3 percent decrease, versus March of 2024.
  • Inventory of single-family homes for sale ended March with a 9-month supply, up from a 6.5-month supply in March 2024

So, inventory levels remain elevated. Overall, the inventory of single-family homes increased over last year and month over month. Inventory rose from 9,876 homes for sale in February to 9,997 in March. Ultimately, the month ended with a 9-month supply of homes for sale, up from an 8.8-month supply during the prior month.

The median sales price decreased slightly compared to the previous month. It fell from $416,000 in February to $395,000 in March. Additionally, it was down slightly from $418,000 during the same time last year. Please note that prices may vary by neighborhood. A key factor is the available inventory within the neighborhood. As inventory increases, prices tend to decrease, giving buyers more opportunities.

Furthermore, the number of days from listing a home to contract remained unchanged from the previous month at 58 days. Due to the current inventory levels, it’s crucial to price your home competitively from the outset if you’re considering selling.

March 2025 versus March 2024 Condo Highlights:

  • Condo sales decreased from 534 to 514, or a 3.7 percent decline.
  • Pending sales decreased 4.2  percent from 596 last March to 571 this March.
  • Inventory increased 40.8 percent up to 5,312 condos for sale compared to the prior March when there were only 3,774 units for sale.
  • New listings increased from 867 up to 991, which was a 14.3 percent increase.
  • The median days to contract was 71 days, representing a 39.2 percent increase versus March 2024
  • Condo inventory ended March with a 14.6-month supply of properties available for sale, a 71.8 percent increase over the previous year.

Overall, inventory increased by 2.9 percent compared to February, representing a net gain of 151 condos for sale.

Ultimately, Lee County finished the month with a 14.6-month supply of condos for sale, up from a 14.1-month supply during the prior month. Therefore, it remains a buyer’s market. As such, if you are a seller, you should assess the other properties available to ensure you align with the current market value.

Similar to the single-family home market, the days on market increased month-over-month from 64 days in February to 71 days in March. Additionally, the days on the market were well above last year’s average of 51 days for a property to go to contract. Ultimately, the DOM is still well below the traditional 120 days for a property to contract.

Additionally, the median condo price concluded the month at $295,000, down from the prior month’s $305,000. Similarly, it was down from $340,000 compared to the preceding year. As long as inventory levels remain well above normal, the market will likely remain a buyer’s market for the foreseeable future.

Finally, 68.3 percent of condo transactions were cash sales, down from 73.1 percent during the previous month. Therefore, if you plan to leverage a loan for your condo purchase, be aware that you will still be competing with many cash buyers.
